What are the main steps in purchasing real estate for foreigners?
After selecting a property, checks are made for fines, unpaid taxes, loans, and other debts that might be obstacles when selling the apartment. The foreign buyer needs to provide documents like:
- Domestic and international passport
- Passport translation and notarization (only translations made within Turkey are accepted)
- Apostilled marriage certificate
- Tax number obtained within Turkey
Do you offer after-sales services?
Yes, we provide a full range of post-purchase services, including assistance with utilities, repairs, cleaning, and more.
What additional costs can arise when purchasing real estate?
When transferring property, the buyer pays 4% of the price listed in the Tapu (Tapu - title deed). For instance, if the price in the Tapu is 1,000,000 lira, you pay a 40,000 lira tax. Additional expenses are:
- State duty to the cadastral chamber: up to 2000 lira
- Verified translator, accompanying you to the cadastral chamber for translation: 1000 lira

Can I get a mortgage in Turkey as a foreign citizen?
Unfortunately, no. As of April 2022, Turkish banks stopped providing loans for property purchase and more to foreign citizens.
Are there restrictions on buying properties near beaches or historical sites?
In Turkey, there are restrictions on purchasing properties in specific zones, such as military or historical ones. We advise consulting an expert before making a purchase.
What commission percentage does your agency charge?

How long does property transfer take?
In general, after applying for a transfer at the cadastral chamber, obtaining the Tapu takes from 3 to 5 days.
